owner representative services
Torx Builders (TORX) offers Owner’s Representative services. As Owner’s Representative we are responsible for overseeing the entire project. Our role includes overseeing project planning, design, construction, commissioning, and closeout phases. We act in the owner’s best interest and serve as a single point of contact throughout the design and construction processes.
More specifically, as Owner Representatives we provide advice and consultation with respect to design, value engineering, scope of the work, cost estimating, general contractor and subcontractor prequalification, scheduling, and construction. We assist in selection, negotiation with, and oversight of a designer and a general contractor. We ensure the preparation of time schedules which serve to monitor performance of the building project.
We ultimately work together with the owner, as its advocate, representing their interests with the sole purpose of executing their goals and objectives, providing accountability among team members and ensuring the project stays on schedule and on budget.

Torx Builders (TORX) offers Construction Management services. As Construction Managers we oversee construction projects from planning to ompletion, ensuring they are completed on time, within budget, and to quality standards.
As Construction Manager our responsibilities include developing detailed plans that outline timelines, resources, and budget allocations for each phase of the construction project. We monitor project budgets, making financial decisions that align with project objectives and ensuring cost-effective practices. We prepare and manage schedules to coordinate activities among team members and suppliers. We ensure all construction activities adhere to legal regulations and safety standards to prevent accidents and legal challenges. We monitor construction procedures to ensure all standards are met without exceeding budget. We maintain clear communication with project stakeholders to update them on project progress and challenges. We identify and resolve issues that arise during the construction process, which could result in delays, affect worker safety, or result in supply chain problems. Our role as Construction Managers is crucial to ensuring that construction projects are executed efficiently, safely, and to the satisfaction of all stakeholders involved.

These services help lay out the foundation for the project, and ensures the success of a construction project. TORX has professionals: contractors, engineers, BIM managers, LEED accredited professionals, Parksmart advisors and project managers to provide these services. Pre-construction services may include design review, scheduling, cost control, value engineering, constructability evaluation, and preparation and coordination of bid packages.
